Buying a home is one of the biggest decisions you'll make, and it should never feel overwhelming. When you choose to work with a member of our team as your Buyer’s Representative, we are committed to:

How We Get Paid – Our Commission Promise

When you work with us under a Buyer Representation Agreement, we explain in writing how real estate commissions work — especially in today’s changing market.

In most cases, the seller pays our commission, and you as the buyer do not owe us anything. We guarantee in writing that you won’t pay us a commission — unless a rare, clearly explained exception applies.

Situations Where a Buyer Might Owe a Commission

Although we strive to ensure the seller covers our fee, there are exceptions you should know about upfront — and we will go over them with you before you sign the Buyer Representation Agreement.

1. For Sale By Owner: If a seller is not working with an agent and is unwilling to pay a buyer’s agent commission.

2. Mere Postings: Listings on MLS® where the seller offers no commission or a reduced commission (for example, 1%) to the buyer’s agent.

In these cases, if the seller doesn’t cover our full commission, you may be responsible for the difference. This would only happen if it is clearly agreed to in your Buyer Representation Agreement — nothing is hidden or left unexplained.

Example: You purchase a home for $500,000. The seller refuses to pay any buyer agent commission. If the agreed commission was 2.5%, you could owe up to $12,500 plus HST on closing, unless we negotiate otherwise.
